Lovely B&B with a lake view and very convenient location.
Very good location near the train station and ferry terminal. Located close to the lakeside and just 4 min from the beginning of La Passegiata Degli Innamorati which is a lovely walk especially at sunset that takes you along the lakeside to the main section of Varenna. The pink room was spacious and well laid out with lots of storage space. The room and toilet were beautifully furnished. The toilet window looked out onto the common balcony which has a nice view of Lake Como. The pictures on Booking. com are accurate. The bed and pillows were comfortable and our bed didn’t have any sinking issue. The room price included a simple continental breakfast which included croissants on the first day and delicious fruit pastries on the second day. Breakfast is either served in the common room on cold days or on the balcony when it is warmer. Breakfast time is officially from 9-10am although some days it may be ready a bit earlier. Parking at 7-8 Euro over day was possible off street if available. There is some timed free parking in the area but you need to have a parking timer disc to display. As mentioned in some other reviews, the main door is not locked although the bedrooms have their own locks. This wasn’t really a problem for us. Guilia was a wonderful host who let us check-in early on the day of arrival and allowed us to leave our luggage in the house until we were ready to leave. We had a lovely stay and would highly recommend Tosca House 2 (pink room) where we enjoyed a lovely and comfortable two day stay. Would love to comeback again.
Nothing really. If I had to nitpick, the common use electric kettle doesn’t go off automatically and should be replaced.

Great place to stay and enjoy lake Como.
Great place to stay, did’t have any expectations and was pleasantly surprised - bright spacious apartment with balcony to lake view, clean and breakfast was served every morning in the balcony. Host speaks English, very friendly, gave many advices. Recommend this place.

The location of Tosca House is perfect - very close to the railway station so you don’t get tired carrying your luggage, very close to the ferry station which allows you to travel across the lake to many beautiful towns, just 10 min walk from the restaurants and bars in the center of Varenna; ) Giulia is very nice and had good tips about exploring lake Como by ferry, she served us nice breakfast (for us it was enough, a pastry with some coffee and juice) so we were happy to stay there: ) also, the communication with her was easy and we felt safe about both our reservation and our stay: ).
The apartment was clean so that’s the most crucial thing for us, although it could undergo some improvements like re-painting the walls or changing the silicone in the bathroom, but for a 2-night stay that was no biggie for us;).
