Proximity to airport as we were leaving the following day. The rooms were quite spacious The airport had good eating/shopping facilities this side of departure gates.
No tea in rooms. Though we asked staff, and they said it would be delivered, it never arrived. We found this odd in a tea obsessed country! The people before us had obviously boiled coffee in the kettle which smelt of caffeine and had debris in it The breakfast was substandard compared to other places. The hot water was dangerously hot at well below the 'hot mark' and could easily have scalded someone.

I 101% will stay again next year.
The door of the hotel is 30 second from check in counter M,L! The price is high but we came back from Osaka by Shinkansen to Shinagawa, then took the local train directly into the terminal 3, inside next to the departure check in entrance! It was raining day, so we actually never stepped outside at all! This was super surprisingly convenient! No where like Japan! So, this hotel location is 102%! Super clean, super luxury hotel, I wish I could stay longer but woke up at 4am, line up for check in as no 1 in line, because the check in counter opens at 5.45am, we asked the day we arrived before going to bed after dinner. So we know exactly when n where to line up. After checking in, we went back to the room and rest til 7 am for the departure customs check in and yes, check out hotel by a machine ( insert the key card into the machine and that’s it). My husband ate expensive breakfast at the restaurant of the hotel, I bought Japanese breakfast from Lawsen convenient store on the first floor, my last fast foods from a convenient store. We arrived at the hotel around 1.30pm so we got a numbered card for the keeping of our luggage at the lobby, then we went to 4th floor to eat in one of the many restaurants. There used to be one duty free pharmacy on the 2 nd floor, next time I know that I can buy all the stuffs everyone buys in the city duty free pharmacy store , carry in luggage through gigantic train station is not a joke. Overall, I will stay in this hotel again, buy duty free goods at the airport, and enjoy a last stress less night in Japan at this Royal Park Haneda Terminal 3 Hotel .
The price is high, restaurant is expensive but of course I can eat in the airport.

We like the cleanliness of the premises. Convenience in the airport area. Great for those who needs to catch early flight.
Overnight price was too dear to us as a family traveller.
